Project Overview
Zenith Developments Group was appointed as Principal Contractor to deliver the design and construction of the Allam Diabetes Health Centre for Hull University Teaching Hospitals NHS Trust. Delivered under an NEC3 Design & Build contract, the £8 million scheme provides a modern, purpose-built healthcare facility serving Hull and the wider region.
The Centre delivers specialist services for more than 9,000 patients annually, focusing on diabetes and metabolic bone diseases such as osteoporosis, while also supporting leading research teams in diabetes and endocrinology.
The Brief
The project required the delivery of a high-quality healthcare environment compliant with HTM and HBN standards, combining clinical functionality with a welcoming, patient-focused design. The facility also needed to accommodate specialist research spaces, requiring careful coordination across design, construction, and M&E disciplines.

Our Solution
Zenith Developments Group delivered the full design and construction of the Allam Diabetes Health Centre, incorporating a comprehensive structural and external package including piling, concrete floor construction, roofing, and a glazed atrium, alongside high-performance external cladding and landscaping works.
Internally, the project was completed to strict healthcare standards, with a full HTM / HBN-compliant fit-out, complete M&E design and installation, bespoke joinery, encapsulated doorsets, and specialist systems including a passenger lift and underfloor heating. Close coordination across all disciplines ensured a seamless delivery aligned with programme, compliance, and quality requirements.
The Outcome
The Allam Diabetes Health Centre was delivered on time and to a high standard, providing a landmark healthcare facility that enhances patient care, supports clinical excellence, and enables advanced medical research. The project further reinforces Zenith Developments Group’s capability in delivering complex healthcare environments.
