Project Overview

Following a competitive tender process, Zenith Developments Group was appointed to deliver a major mixed-use development at Cornhill, Lincoln, for Lincolnshire Co-operative Limited. The £3.2 million scheme comprised the construction of a new four-storey building, known as Station House, alongside the full refurbishment of two historic retail units at 16 and 17 Sincil Street.


Situated within a heritage conservation area and directly opposite Lincoln’s main transport hub, the project required careful planning, coordination, and a considered approach to construction within a highly constrained city centre environment.

The Brief

The client required a development that would deliver modern, high-quality retail and commercial space while preserving and enhancing the character of existing historic buildings. The scheme involved complex logistical challenges, conservation requirements, and coordination with key stakeholders, including transport operators and local authorities.


Delays in planning and conservation approvals meant that once approvals were secured, the project required rapid mobilisation and a well-structured delivery programme to maintain momentum and meet client expectations.

Our Solution

Zenith Developments Group delivered a fully coordinated programme combining new build construction and heritage refurbishment within a constrained city centre environment. Works included the delivery of the four-storey Station House building, incorporating complex structural elements, façade detailing, zinc cladding, and a full internal fit-out supported by comprehensive M&E installation.


Alongside this, the refurbishment of 16 and 17 Sincil Street required a sensitive approach to heritage restoration, including façade repairs, traditional window replacements, and internal upgrades. A structured pre-construction and logistics strategy, supported by close stakeholder engagement, ensured efficient delivery despite site constraints and programme pressures.

The Outcome

The Cornhill Co-op project demonstrates Zenith Developments Group’s ability to successfully combine heritage restoration with modern construction within a complex urban environment. Delivered to a high standard, the development enhances Lincoln’s city centre, providing modern, functional spaces while preserving the architectural character of the surrounding area.


The scheme stands as a strong example of delivering high-quality outcomes on constrained sites, reinforcing Zenith’s capability across both new build and refurbishment projects.
